Water underfloor heating systems from time to time require a little bit of TLC, after a year or so the system may begin to struggle to warm the floors and heat certain zones.
Most plumbers and tradesmen don’t feel comfortable touching underfloor heating systems and this is where we come in as underfloor heating repair specialists.
We offer a repair service to customers who are having underfloor heating problems or have had a bad experience and the installer has washed their hands of it and won’t come back. We will came to your property, take on impartial look at the system and listen to your experiences to get the system back up to full working speed in no time!
As part of our service we use sophisticated thermal imaging equipment to help accurately pin point most problems and to enable us carry out the repair work in a timely and accurate fashion.
To give you an idea of some of the repairs we have undertaken; in these images we can clearly see half of the floor isn’t warming up (in truth you wouldn’t need a thermal image to tell you this!) This problem turned out to be an air-locked pipe.
Looking carefully at the following pictures we can see an unbalanced heating system, in this instance the flow rates needed adjustment.
The most common problems we find are wiring issues, zones not heating up, air locked pipes, worn out pumps and these are all issues that can be easily sorted out.
One phrase we hear very often is “but what if the problem is under the floor?” and we want to reassure you that in 99% of cases the problem with your underfloor heating system is normally above ground! — “phew” I hear you say
Even if the worst comes to the worst and you have a small problem under the floor, it’s not the end of the world and we can help to fix it.

Good morning, we bought a reasonably new apartment in February this year. It has underfloor heating throughout. I have the boiler, hot water system and the one towel rail covered by British Gas. I am in dorset and have a 11 year old Nu heat system that had a new programme board installed earlier this year.
The request for heat to a particular zone seems to be acknowledged ie the light comes on showing the zone has heat being sent to it. However the heat doesn’t seem to be getting into the floor ie the temperTure in the room does not rise above 20degrees even if I request a higher temperature and the light comes on implying heat is being sent.
Have you any ideas what the problem could be. Do you have engineersin south dorset?

It could be one of several things – i would look for broken/faulty actuator for that zone, remove the actuator and make sure the pin/valve has released up. If these are ok it could be an airlock in that zone, and even a failing pump.

I’ve had a new wet underfloor heating system installed in a new extension.
It all warms up etc. But have an issue of zones bleeding into each other. Plumber has tries various things to solve the problem. Including swapping actuators around (we had 2 spare ones). When the zones are shut manually no bleeding. Help!!!@
Hi – It sounds like the actuators are the wrong type for the manifold – its like the the pin in the middle isn’t long enough to close the valve fully – in other-words the travel on the actuator isn’t long enough. Its surprising how little the travel is between open and closed. Thats all it could be really assuming there screwed on properly.
Please can you help? My boiler keeps cutting out. I have had 4 different boiler engineers try to solve the problem without success even flushing out the system and replacing different parts. I have underfloor heating and one towel rail. This problem has existed for 8/9 years from new. I keep rebooting and adding water but it cuts out after an hour or so. Do you think I have an underfloor leak?

I hope you are able to help. My underfloor heating hasn’t worked properly for over a year, and the plumbers I’ve had in have been no help. They won’t come back when their temporary fixes fail. I live in north Bedfordshire; do you cover that area? I was told that the intake pipes are reversed (hot is cold and cold is hot) and the inflow or outflow pipe diameters are the wrong size. The main valve might need replacing, but the part may be difficult to get–I don’t know if any of that is accurate, as it’s information from the last plumber. The controls are imcomprehensible, and the “manual” (sheet of paper) is confusing. The underfloor heating was installed in 2007, by a contractor hired by my late husband. The contractor may have cobbled it together from a German system. “Washed their hands of it and won’t come back” describes the situation exactly.

Hi, we have a 4000 sq ft house with water UFH system throughout. Installed 10 years ago by local firm who has ceased trading. Some rooms on the first floor don’t get warm and struggle for heat. We have had 4 heating firms out in the past and not one knew what to do and later admitted they were not experts in UFH. Now desperate as its getting colder. We are based near Hull….. HELP!!!!!

Hello, my ufh upstairs is not working- boiler and downstairs work fine, and upstairs thermostats are demanding heat when switched on but the dials on the manifold suggest no hot water is running through it. Hi, similar problem to another poster: my ufh upstairs is not working either – boiler and downstairs heating are working as normal, and the upstairs room thermostats are demanding heat when switched on but the temperature dial on the upstairs manifold suggests no or limited hot water is running through it (only reading 11 degrees centigrade) and the rooms are cold no matter what I set the room thermostats to. I have a Uponor system, including wired room thermostats. I’m based in Bangor, North Wales. Any advice on how you could help would be gratefully received. J.

Hi we have a 5 bedroom house with underfloor heating downstairs and upstairs. Some bedrooms never seem to get warm anymore. Plus downstairs isn’t as warm as it used to be there are definitely some cold zones.

I have electric underfloor heating under my tiles in my living room. There is about a 2cm width going through the floor where the tiles are not warming up but all around it they warm up.

This could be down to the installation – but without been on-site to check with the thermal camera its hard to advise further.
The cable must be working fine otherwise non of the floor would warm-up.

I have a Rehau system and it does not seem to be working the output LED (Red) number 2 is flashing, the technical manual states The internal señor in the thermostat is defective. It is a 6 zone system covering the ground floor of my house. I do not have underfloor heating working at the moment

I’ve just been looking at getting a service agreement set up for all our heating but British Gas do not do UFH. We have UFH for the whole of our downstairs and I wondered if we would benefit from having a service agreement for the UFH?

Hi – its not a bad idea, we are currently working on a service agreement, in honesty if its over 5 years old and never been looked at then its worth having a service, then after that we would suggest every other year. Its not like a boiler that needs annual servicing.

Do you have engineers in the Brighton area? I have a JG Speedfit UFH water system. Heating comes on fine for a few days , then not at all for as many days. Thermostats appear to be working fine I.e calling for heat, each zone appears to be working on the manifold as does the pump and I am able to feel water flowing through the pipes too and yet no heat !! Several failed plumber visits in the past to no avail.

Hi – We dont have field based engineers, all repairs are direct from West Yorkshire, but we normally have engineers not too far away at least once or twice a month.
We normally succeed where others have failed.
When I put underfloor heating the flo regulators are vey uneven so then it doesn’t work properly

Its quite normal to have “uneven” flow meters as these should be set up to suit the length of pipe in the floor.
It could be other issues that are preventing the system from working fully – we have sent you an email about our servicing of underfloor heating.
We had a daikin air source heat pump & polypipe wet underfloor heating system put in October 2013. We have a separate manifold system for upstairs and one down stairs. Last December 2014 the boiler in the garage would trip out when hot water was required to be drawn and the engineer decided the only way was to put the system running permanently rather than by time clock twice a day. This cost us an extra £120 in our quarterly bill. We realised yesterday that our upstairs lounge is not heating and have no idea how long this has been going on as it has been mild & we have used a wood burner. When we looked at the manifold upstairs it had tripped out, when we switched it back on, we realised by doing that & drawing heat for upstairs it tripped the boiler in the garage & everything went off again. It seems downstairs & water is fine, but ask it to do upstairs as well & it trips out, unless it is all on permanently. So is it the air source that is the problem or the underfloor put in incorrectly. Many thanks.

Everything points to the upstairs manifold – there a few items that can cause the electrics to “trip off” – the usual suspects are the pump, zone valve (if one is fitted) and the wiring centre.
I have known polypipe RF control receivers to cause symptoms like you describe, but in all honesty its too broad to diagnose over an internet message.

Hi, yes it is most likely the actuator is not on properly or broken, this would mean when any other room is calling that zone would heat up also as the actuator is allowing water to pass dispite the thermostat been turned off.
Our underfloor system is not heating the house as well as it used to. The pump seems to be working. Do you carry out servicing? It has been running for about 10 years.

Hi, it depends on the damage, if it’s leaking the use of thermal imaging can find it – but not always, if someone has put a nail through that’s simple enough, but If the pipe is kinked that will be harder to find.

I have a polypipe underfloor heating system, where one room is not heating up. The thermostat calls for heat as when testing with all the other rooms turned off, the pump turns on and the supply pipe side of the manifold is hot but the return side is completely cold? Part of the floor in the room heats up only and the rest of the room is cold. The whole room is one zone/pipe. Is this even possible? I don’t understand why/how this is happening.
Hi, Sounds like a flow issue, check the needle valve is fully open, could also be air lock, its hard to say without been there. Normally when a floor is warming part way its usually something to do with the flow of the water not been fast enough – whats causing the “slow flow” is what needs working out.
Hi, I have a Uponor UFH system 10yrs old, This has developed a fault, the boiler switches on then runs for a short while then shuts off I have replaced the pump as I thought it was due to flow, This has not fixed it :-(, Your help/visit would be appreciated.
Seems like you on the right track – the boiler will shut down if the heating water has no where to go – so look for blockages, faulty “auto bypass valves” faulty thermostatic valves.
I have concrete floors and will be putting new tiles and wooden flooring down. What underfloor heating would you recommend, wet or electric?

Hi – not normally, it will sound a little noisy for a while then it should settle down. Don’t worry about it too much. Just check the boiler pressure is ok and top up as necessary

I have moved into a house built a year ago and fitted with polypipe underfloor heating. There are four manifolds serving different parts of the house. There is no problem with the warmth of the floors in any of the rooms but intermittently, maybe twice a week, all the towel rails on the first floor get barely luke warm in the mornings. All towel rails have been bled. Other days they are all hot to the touch. Some days, the water in the showers is less hot than usual (and it’s not because of people using all the hot water before me) although fortunately I notice this less than the towel rail variability. The hot water is on 6 am to 10 pm. Is this indicative of a problem with the manifold or pipes on that floor?

Hard to work this out without knowing more/seeing the set up.
Do you have a separate timer for the towel rads? or are they connected to the manifolds?
Because you mentioned the shower to be cooler on certain days makes me think its more to do with the boiler – Are these related events, do the rads go cool at the same time as the shower?
Towel rails on separate timer connected to boiler. It’s either hot water not hot or towel rails not warm. Never both not working at same time. Boiler has been checked by plumber and electrician and I’m told that it’s fine. And it’s only an issue on one floor. Towel rails elsewhere served by different manifolds always fine. Could it be air in pipes? Does it need servicing?
Thanks – very hard to say TBH – it could be a dodgy two port valve, it could be air but doubt it, im not sure servicing would achieve anything really, it seems to be an intermittent issue, needless to say im happy to call. The timer may also be a suspect and possibly thermostat for the hot water.

I have a polypipe wet ufh system, I set controllers to comfort setting of 22 deg, but indicator doesn’t get over 19.7 ish. Fallback setting is 19, boiler temp is set to 47 deg as it only does ufh.
Shall I turn up boiler temp?

It hasn’t been working for the last few months, the wall temperature control panel shows the ignition and the manifold makes a noise when you turn up the control but the floor does not get warm? It’s very cold in our kitchen since we have no other heat in there. Any ideas?

Hello. Our liquid underfloor heating system is very temperamental. Some areas won’t heat up, some seems almost as if the manifolds may be connected to the wrong rooms. Rooms seem to be freezing or boiling. Can you help? We’ve had bad experience before with an underfloor service company who charged a fortune and made it worse, impacting on our boiler.

Our electric underfloor heating has stopped working in the kitchen. The timer/thermometer switch is on and lit up and “clicks” when the temperature is raised or lowered but there is no effect on the system. There used to be a louder “click” from behind the fridge which might be the actuator? Are there 2 separate switches? Is this just a simple switch problem or a sign of a more serious problem.

Hi – Sounds like the “contactor” behind the fridge could have failed – seek a local electrician to test it for you and also test the heating cables at the same time.
System installed Nov.2012. Nu heat with 4 zones. Turned down whilst on holiday, but when returned kitchen zone fails to warm. Thermostat changed but to no effect. Actuator changed on manifold, but no effect. Thermostat attempts to connect, flashes red then green then off, at intervals. Red power light also switches on red, briefly, on circuit board. Plumber has spoken to Nu heat, but not been given any idea as to what to do next. Help please.

Would it be possible please for an engineer to come and check out our underfloor heating system for us please. This was installed before we moved into the house nine years ago. This heating system is on the ground floor beneath a stone floor in the kitchen and study area and hardwood flooring in the lounge areas. We have a separate underfloor heating system in the bedroom and radiators in other bedrooms. We would like this checking out because we don’t believe it is working efficiently.

Hi – try checking the pins under the actuators are opening (popping up and not sticking down) If stuck down use some pliers and gently pull them up and free them off.
hello, my name is clive,
having problems with my new underfloor heating system, it is a poly pipe manifold with just 2 zones, this runs of a new worcester combi boiler,
i also have central heating throughout the rest of the property, so this underfloor heating just serves the kitchen,
system has to zone valves one for the rads and the other for the u/f,
the problem is some times the boiler locks out to E9 which means limit sat on boiler or flow and returns crossed over?
only does it when the u/f is on, installer came before christmas and re-purged the circuits of air, but now I’m not sure? pipe work gets very hot just before the blending valve, and does seem the flow & return are the right way round?

Hi Clive – ask your plumber if you have an “automatic bypass valve” installed. If not ask them to install one, this will cure it.

Hi – It could be dependent on location – these types of issues are either really easy to find, or can require a couple of trips to site, so if your a long way away from us its best to use someone closer.
I have a similar problem, one zone doesn’t heat up after several months turned down,[I was abroad]. When the thermostat was turned up, it just flashes and doesn’t activate the zone. The thermostat has been changed for one which I know works, but to no avail. Am I able to screw the grey actuator top off to reveal a pin, in the same way as with a radiator thermostatic valve? I assume that the pin is similarly beneath the plastic top, and covers a pin. It has been suggested that the pin could have stuck, having been out of action for a long time, and that a lubricant [silicone based] should free it, with gentle movement with pliers. Can someone please confirm that the actuator can be removed safely with the knurled wheel at it’s base. The system is by Nu heat, and the actuator is the latest model, grey coloured and OMDA-C. Your advice and observations would be appreciated . Thanks.
Hi, yes you can remove the actuator and pull the pin up.
I had a plumber block off my underfloor heating pipes (in my conservatory) as there was a leak at the control box. As I am planning to move in the near future I am wondering if the pipes can be re connected.

We reside in a bungalow which we moved into 3 years ago and which has PolyPipe wet underfloor heating. This system was installed 12 months prior to us moving into our bungalow and has never been serviced within this 4 year period.
To my knowledge the system has never been balanced or had an inhibitor added. In addition, the WUFH manifold has a slight leak coming from the large brass nut that the manifold is connected to.
A ‘MagnaClean’ is installed within the system and the seven rooms in our bungalow have individual ‘Heatmiser’ thermostats.

Hi, I recently installed electric underfloor heating in the kitchen however it has never worked.
The installer says they checked and all was working, I have since then had a electrician check it and he says there is no power flowing through the floor.
I believe there may be a break in the cable.
Is this something that you could possibly fix.

Hi, i’m sorry we only repair water based underfloor heating.
We have underfloor heating downstairs and in 1 bedroom upstairs. It was already installed when we moved here 8 years ago, we also have to add water to the boiler every month or so so possibly a leak somewhere. Would it be possible for you service our system please, we are near Stockport so not sure if you cover this area.
My gas boiler drops pressure very quickly when the underfloor heating is on .
So we are assuming it’s a leak under the floor as when we turn the underfloor heating off the boiler keeps it pressure and works perfectly with the hot water and radiators upstairs

Hi, its a very common enquiry is this for us, almost everyone thinks the underfloor heating pipes are leaking. Lets think about the underfloor heating pipes for a moment – the pipes are seamless from start to finish and unless someone has jointed the pipe or damaged it in anyway its 99.9% unlikley to spring a leak under its own accord, when compared to the normal plumbing in the house like the hot and cold feeds to the kitchen, bathroom, washing machine i bet there is over a 100 joints in the house alone and how many of those leak? very little.
My guess if the boiler is loosing pressure when the UFH is on would be something like the expansion tank not big enough, under inflated for example, a weak pressure release valve on the boiler.
The only way to guarantee its not the UFH pipes would be a pressure test using compressed air for the most reliable results, but we think its more likely to be boiler related.
We have a 15 yr old system and certain zones aren’t working anymore. We have flushed all pipes and doesn’t seem to have fixed the problem possibly made other areas worse! We also have a few faulty actuators. We have a ground source heat pump. No one local seems to interested or knows what to do. Can you help?

This concerns a community building with a large activity room.
The floor is designed and fitted by Rlefex Floors.
Symptoms are
– loss of water pressure.
– one of the ’tiles’ making up the floor has lifted suggesting that water is involved.
We have had the boiler thoroughly checked.
Is it possible to put a sealant (eg FERNOX) into the water to overcome this problem?

We get this weekly about loss of water pressure and it rarely is the UFH system. The only way to be sure is to under take a pressure test using compressed air, this involves isolating the manifold, using the compressor to blow out the water, then test to 4 bar and see if it holds pressure. If it’s ok then my guess would be the boiler, expansion tank or a leak on the inter-connecting pipework to the manifold.
Boiler engineers love to blame the underfloor heating as a reason for pressure dropping as it gets them off the hook because they can’t find the real reason.
“one of the tiles lifting” yes it possible, but could be water from another source, or could be lifting for other reasons.
No don’t put sealant into the UFH system, this isn’t a great idea, its like shutting the door after the horse has bolted.
To recap – its possible you have a leak, but im all my time experience tells me its more likely to be on the supply side, rather than “in the floor”
I have a wet Polypipe UFH in the kitchen with 2 zones (UFH and CH). I noticed certain parts of the UFH in the kitchen is cold. The manifold is working as expected and the flow and return pipes are hot and warm respectively. The flow meter is at max setting. What could be the cause of this issue?
Hello – it could be many things, but these are a few ideas:
> Air locked pipe
> No pipe in cold area
> pipe spacing too wide in cold area
> Faulty flow meter
> Faulty Pump
> Restricted flow.
Without been onsite its hard to diagnose.
Hi, I have a ufh which was installed a few years back. It only worked well for a year. Since I’ve had many issues however the worst one that can’t seem to solved is that the ufh goes off after a few hours. I was told that the heat pump is going into alarm but the reason cannot be identified. The last attempt was to change the sensors and that didn’t work either. I was told my only option is to change the mother board. Would appreciate your comments. Thanks
Im not expert on heat-pumps, but i fail to see how changing the “mother board” would help. it needs some investigation, my suspicion would be a lack of flow causing the heat-pump to “alarm” which in-turn will cause it to turn off. You need a proper heat-pump engineer to visit and maybe someone like us onsite at the same time.
We have recently renovated the whole house and got UFH installed in the whole ground floor with 4 zones. Its always the case that one of the zone don’t heat up at all. Also mainly kitchen and open plan area is the one never heats up properly and its a big area. All other small areas heat up quite quick. I am always adjusting the flow meters. Sometimes when I only switch on the kitchen area then other areas start heating up. We have heatmiser thermostat for temperature control. Please help, its getting to a point where I get annoyed every cold morning. Thanks
This is a hard one to diagnose over the email – but it could be any of the following plus something else:
> Undersized primary flow and returns to the manifold
> Actuators controlling wrong pipe circuits
> Air in the system
> lack of inhibitors causing debris in the system
> block/faulty mixing valve
> poor design
> high heatloss
> high thermal resistance of flooring materials

When I put one of the zones thermostats on, we get the normal red light indicating demand on the thermostat but with seconds the valve and boiler light indicator on the main underfloor heating unit click on and off. quickly and then stays off never calling for the boiler or actuator valve to open again?

Most likely to be the zone valve – im guessing you have a polypipe system.
Hi – we live in an apartment block with communal hot water. Our apartment does not use radiators but instead underfloor heating. We have noticed that part of the apartment no longer seems to be heated underfloor and is very cold, whilst another part seems to be warm. We have multiple zones and the thermostats have been setup correctly. Not sure what to do, and worried that given its underfloor it will be hard to repair without ripping up the floor? Thanks
I have a 4 zone water system, zone 1 & 2 were fitted 1 year before 3 & 4. The 4 thermostats operate their respective zones when tested and all areas heat up correctly.
The issue I have and have had for some time is; if I put zone 1 or 2 on they heat zone 1 & 2 correctly and no other zone. If I put zone 3 or 4 on they also heat zone 1 & 2 at the same time?
I have had an electrician check all the wiring and it is fine, the actuators are also all in the up position.
When 3 & 4 actuators & thermostats are calling for heat the lights are only on for the zones in question but zone 1 & 2 have no lights and the thermostas are not calling for heat but these zones also heat as well?
I have an Heatmiser UH4 wiring box, Grundfos UPS2 pump, Watts 26LC Actuators.
Sounds strange – but I would check the actuators are actually screwed on tight to the manifold and or the locking pins are removed.
Some actuators have “easy fit pins” that allow the actuator to be locked open for easy fitting.
Failing that it’s a wiring issue despite the electrician saying its ok.
We seem to be in the 1% of UFH cases where there is a leak under the tiles with dampness and stains on the floor. Our plumber has fixed a flow meter and automatic water filing device to our boiler, so I know that we are loosing 1dl per hour, that’s 1 litre every 10 hours. The boiler has been checked out and serviced, no problem there. Unfortunately, we have terracotta tiles so too thick for an infrared camera to really see what is happening. What alternatives are there to find such a leak with plastic underfloor pipes other than ripping up the entire floor? Fibre optic camera, tracer gas?
My next step would be to carry out a pressure test on the underfloor heating using compressed air to confirm its actually leaking or not.
All evidence seems to point to it – but ive had it before and it turned out be a unknown cold main below the insulation leaking.
I have had to replace the automatic air vent valve on my downstairs manifold for the second time in just over 12 months. Is this a common issue with them or do I need to look for a bigger problem.

My 4 zone H box wiring centre is not engaging the boiler.
hi – i’m wondering by “H” box you mean heatmiser wiring centre? – its possibly the two port motorised valve thats faulty if the boiler isn’t engaging.

I have underfloor heating, I have just turned it back on after the summer, the thermostat light is on but the system is not warming up reaching temperature, the boiler is working fine, I have checked the pump and seems to be ok but is not coming on to pump water round. The system is polypipe and been installed 6 years.
(im only guessing) Sounds like the two port motorised valve is faulty, these look like silver boxes on the copper pipework from the boiler, they have a “end switch” that tells the boiler and pump to turn on.
We own a 3-bed Bungalow with a screed floor throughout. A wet UFH system that is connected to an ASHP and an unvented cylinder heats the premises. We have found three rooms to be extremely cold during the winter months. the bathroom and en-suite heating issues can be sorted so we’ve been told.
But one bedroom which has two North facing outside walls is a totally different scenario. The Heat/Loss calculation allocated two circuits with a total length of 116.4 m. But the UFH Drawing only allocated one circuit with a total length of 70.9? We’ve used an Infrared thermal imaging camera and only one circuit has been installed and the circuit length appears to be about 70 m.
The manifold is located in a cupboard on the opposite side of the hall from the cold room. The circuit for the room runs parallel with at least 6 other circuits for other rooms in the property around the edge of the hallway before going into the room. The pipes run together for at least 2.5m. The cold room is 3m x 3.8m.
Is it possible to remove the screed, add the extra UFH circuit of the correct length and make good. Or are we destined to have to put secondary heating into what is a bedroom that will raise questions about the efficiency of the heating system which is not that brilliant anyway? We obviously have concerns about damaging the subfloor insulation and the UFH circuits.
Any advice would be appreciated.
My underfloor heating doesn’t work as it should . One room heats too much while another one is always cold . most likely its the control box that doesn’t send the signals to the manifold valves. Would appreciate and engineer to have a look at it .
Hi I have a NIBI air source heat pump that provides both hot water & the underfloor heating (which i believe is wet).
I have had the heat pump serviced & thermostats check it all appears to be working.
How ever the heating system to one room is not, but did initially work.
I suspect its actual dirt in the pipes.
Thoughts, suggestions & can you assist?
We have had a Polypipe UFH system in the sun room since 2011, just recently it has stopped working properly . The thermostat OK button is still going red when pressed showing it is trying to connect to the boiler but the floor and the pipes going into the boiler stay cold. The responder does not seem to be working with the thermostat controls. We have been very pleased with the UFH and
would appreciate any help with this problem.
The resistance of our electrical underfloor heating mat has dropped from 132 ohm when it was installed in 2005 to 48 ohm today, and it does not appear to be working. What are my options?

I have underfloor heating in the conservatory and it was working fine till 2 weeks ago when I noticed the whole floor was cold. the thermostat says it is heating and the boiler says UFH is on, Where could the problem be? Its about 8 years old.
We have a fully functioning UFH system except in en suite/master bedroom
Seems to have gone wrong in the last few days (originally attributed to colder weather but the rest of the house is OK so it can’t just be that!)
Returns to manifold are coming back cold so seems that heat is transferring out somewhere
En suite bathroom not fitted so always ‘cooler’ due to losses but not to this level before
Taken the actuators off and altho pins are affecting flow rate (when depressed flow goes to 0 and fully open led to flow rate of 1 in en suite and 2.2ish in master) there was a phase when I went to check and there was no flow (now started up spontaneously again) the only thing that *might* have happened is the washing machine had to fill in the meantime….
Floor doesn’t really feel warm either

We moved into a property last year that has an water underfloor heating system. The issue we have is that when one particular room is turned on, all the other rooms heat up as well whether they are turned on or not. Even with the thermostats off these rooms still heat up.
The heat then gets unbearable through the whole downstairs, as the room we want heated is a cold external room, but all the other rooms continue to heat at the same level. We have had a plumber out with a thermal camera and no joy.
Would it be that some of the other actuators are broken?
Any help appreciated.

I have just come back from a week away during which the temperature plummeted. Before I went away I turned off all the heating – daft I know, but I am new to ufh and it was off when we moved in two months ago. When I returned the Grant Vortex boiler wasn’t working but I reset it and it was fine. However, the ufh has not come on. It was at 9 degrees and has not gone up in 3 hours. The pipes are cold going into the floor (although hot before going into the manifold). I have two separate systems and neither is working. Have I damaged it by turning it all off and will this be an expensive job to repair?
Hi, we are having trouble with the underfloor heating not heating up in any of our rooms. The system looks as it should and thermostats seem to be working and saying its firing up but no heat. Any ideas or help will be greatly appreciated
Hi I would like to ask for help we had new extension done with water based u f h when the person installed it half was cold half was hot he came took water out it was sort of ok then we had leak builder came in the house they switched water off then the floor was patchy hot and cold they came and fix we have water softeners could this be a problem to turn off to wash the cars? it then it was summer now we try to put heating on it’s not coming on our builder is not interested what can I do please help

I have a polypipe wet underfloor heating system, I have set the controllers on the thermostats to comfort setting of 22 deg, but cannot get the temperature above 16-19 degrees !the Fallback setting is 19, we have had an electrician check the set up and he has done what he can, he thinks the system is working but it still is’nt, when the thermostat shows that it is asking for heat from the boiler the boiler does not respond, however when the upstairs thermostat ask for heat ( the upstairs has generic on the wall radiators ) the boiler responds instantly !, also the boiler which is in the downstairs utility room shows its efficiency level as only, 2% we have seven different thermostat controlled areas, all are set the same and respond the same, freezing ! Can you help please….

I have a wet underfloor heating system, about 11 different zones. About 8 years old. Has worked well. One or two zones now behaving not as they should. One room is staying warm even though the thermostat has switched off to that room. The activation light on the control panel is off as it should be.
In another room the thermostat would not switch the supply off, indicator light stayed on when thermostat was set to be off.
All batteries to thermostats are changed regularly and are in good order.
Does the system need a service or do the two zones just need some attention? Is this something I could do myself or would I be advised to get a heating engineer in? I can supply a picture of the manifold set-up.

Hi, we have had a brand new UFH system installed along side a ASHP and although the system seems to be working keeping the house warm, it is so noisy! The room stats constantly click on and off (after about 40 seconds, which I don’t see how this can even be turning the system on enough to push water through?) and at night it sounds like someone is flushing a toilet. It is constantly on, off, on off. Our plumber doesn’t seem to be taken the matter seriously as he thinks we are warm so it is “working” any advice is much appreciated 🙂
Think my underfloor needs a flush through as the water looks black in the flow valves. It was installed in 2012 and still works ok but not sure if it could do with clean through.
